Here are the 10 most expensive homes in 小蓝视频 in 2025

Hint: They're almost all in one neighbourhood

Yet again, one neighbourhood in Vancouver dominated the list of high-value residential properties in 小蓝视频

Ocean view homes along Kitsilano's waterfront and through Point Grey remained at the top of the list of the most expensive residential properties in the province, and city. They took 10 of the top 12 spots according to 小蓝视频 Assessment's list of the 500 top-valued residential properties in 小蓝视频, released on Jan. 2, 2025.

In fact, addresses on one street, Belmont Avenue, appear five times in the top 10 and 14 times in the top 50. It beats out Point Grey Road, which has three addresses in the top 10, and 10 in the top 50.

A factor in the most expensive homes in the province appears to be not just ocean views, but specifically views of English Bay and the Burrard Inlet, with 14 of the top 15 all looking at the same body of water.

The one outlier in that group Is James Island, an entire Gulf Island off the coast of Vancouver Island near Sidney, which is zoned as a single residential property.

In all the top 10 properties in 小蓝视频 are currently valued at nearly half-a-billion dollars, sitting at $496,676,000.

1. 3085 Point Grey Rd

Assessed value: $82,664,000

Local billionaire Chip Wilson's property remains the most expensive in 小蓝视频 and one of the most expensive in Canada (if not the most expensive).

This year its value inched up from $81.77 million at the beginning of 2023, earning Wilson about $900,000.

Earlier this year the property garnered media attention  on it stating the "NDP is 'Communist.'"

2. 4707 Belmont Ave

Assessed value: $71,739,000

The highest-valued home on Billionaire's Row, this mansion remains in second place, and the only single residential property that is close to the top spot (there is a ).

The 10-bedroom, 16-bathroom mansion gained more than $1.3 million in value this past year.

3. James Island

Assessed value: $57,526,000

An entire Gulf Island with its own golf course, James Island actually lost a little of its value this year, down about $400,000.

Located just west of Sidney, it's seen plenty over the years. At different times it has been home to a hunting ground, the site of a dynamite plant, and, most recently, in the middle of a legal battle.

In 2022, the provincial government denied a plan to turn the island into upscale vacation homes put forth by a company owned by Craig McCaw (brother of John McCaw Jr, who once was a part-owner of the Canucks).

4. 4743 Belmont Ave

Assessed value: $44,122,000

Just a couple of doors down from second place, this one was owned by local businessman and philanthropist up until 2021.

In the 2000s the couple bought the empty lot for $7 million and had the house built. In 2020, the home was  and reportedly .

Last year's assessment pegged it at $43.69 million.

5. 2815 Point Grey Rd

Assessed value: $42,943,000

Just down the street from Chip Wilson's estate is the oldest of the most expensive homes; it was built in 1962, according to 小蓝视频 Assessment.

The house itself doesn't make up much of the value, with the land valued at $41.77 million.

It increased in value by just $6,000 this year, though city records show a new swimming pool, hot tub and patio were approved in 2024 which might bump it up soon.

6. 4719 Belmont Ave

Assessed value: $42,390,000

Wedged in between second and fourth place on this list, this home hasn't been on the market since it was built in the mid-1990s according to .

Like the majority on this list, the value rose by about $500,000.

7. 1450 Blanca St

Assessed value: $41,220,000

It seems the market agrees fairly closely with this evaluation. In mid-2024 it sold for $43.7 million after hitting the

The sale also seems to have bumped its evaluation, gaining $3.18 million over last year's assessment. That even bumped it up the list a couple of spots.

8. 4838 Belmont Ave

Assessed value: $40,172,000 

This is essentially a new house and one of the most expensive homes on the market in Canada. Listed for nearly $60 million a couple of years ago, it's currently still on the .

It was built in 2022 and 小蓝视频 Assessment records show no sales over the last three years.

9. 2999 Point Grey Rd

Assessed value: $38,128,000

Now in ninth place, this home dropped a couple of spots, having been valued for essentially the same dollar amount (it lost $1,000 from last year).

Like the fifth place, the land value really powers this assessment at $31 million.

10. 4773 Belmont Ave

Assessed value: $35,772,000

Just a few doors down from the others with a similar address, this five-bedroom, nine-bathroom house sold in 2023 for $35.75 million.

In the last year, it added about $230,000 in value.

This West Vancouver home just missed out on the top 10, but it's more than it's valued: $58.8 million.

The 10th most expensive home in Vancouver, it's one of the largest properties on Billionaires Row, bordering Pacific Spirit Park.
